Hello, and Welcome!
My name is Kristian Foddrill (pronounced Kris-tin Fod-drill), and I operate a boutique, one-agent real estate practice here in Iowa, specializing in acreages, country properties, and complex rural real estate situations. I am an outdoors-oriented, nature-loving, animal-loving person who believes real estate is first and foremost about people, land, and legacy. I genuinely value authentic relationships and take the time to understand what matters most to the people I work with.
I was born near Clear Lake, Iowa, and raised on a horse property along the Front Range of Colorado. From the age of seven, I spent most of my time outside—riding horses, competing in equestrian sports, skiing, snowboarding, camping, hiking, and backpacking throughout the Rocky Mountains. That lifestyle built the foundation for how I work today: practical, resourceful, self-reliant, and solution-focused.
I have lived in Colorado, Texas, and New Mexico, and have called Iowa home since 2008. With the exception of two years in downtown Denver, I have lived on acreages my entire life. I understand well water, septic systems, outbuildings, fencing, gravel roads, livestock considerations, and the realities of country living. I also understand that rural property is often more than real estate—it is livelihood, family history, and future plans all tied together.
For the past 17 years, I’ve had the privilege of raising my children in a blended family alongside my husband, Brian.
As a broker, I focus on solving real estate problems. I provide highly personalized service and intentionally limit the number of clients I work with at any given time. This allows me to remain fully available to my clients while maintaining balance in my personal life—because life is short, and I believe you deserve an agent who is focused, present, and energized.
This approach is especially important in rural and acreage transactions. These properties often require more time, more coordination, and more problem-solving than traditional residential sales, and I structure my business so I can give each client the attention they deserve.

These properties rarely fit into a “standard” transaction. They require patience, communication, and creative solutions. I am known for staying calm in complicated situations and working persistently until we find a resolution.
I am also married to an attorney and can help coordinate legal support when needed, or work smoothly with your existing attorney and other professionals involved in your transaction.
While rural and acreage properties are my primary focus, I also help clients with small-town residential homes, first-time buyers, condominiums, commercial property, and traditional home sales. If I am not the best fit for your situation, I will help you find someone who is.
Outside of real estate, I am happiest outdoors—biking, working out, participating (and usually humbly surviving) triathlons, and spending time in nature. I enjoy documentaries, history, learning new perspectives, and tackling hands-on projects like carpentry. I also love thrifting and will always slow down for garage sales—and animals in the road.
My rates are fair and negotiable. I am responsive, easy to reach, respectful of your time and property, and protective of your privacy. I do not feature my clients on social media or ask you to promote my business publicly. I drive my dad’s old truck, and it is usually dusty because most of my work happens on gravel roads.
I am kind, diplomatic, and easy to work with—but I am also a strong advocate for my clients. I operate with integrity and take my professional reputation seriously.

Additional Services
Most of my children are now grown and building their own careers, but they are hardworking, reliable, and often available for side projects such as junk removal, metal scrapping, and similar hands-on work common with rural and estate properties.
